Income Producing Property

Here at DMIC Investments one of our core strengths has been to facilitate clients who are looking for different ways to invest their money in the Florida Property Market. Many of our clients of course buy Residential Homes, Holiday Pool Homes and Condo or Townhome units. Nowadays many of these same clients want to diversify their property portfolio and add income producing properties to them due to the nature of the current world economy and the rockiness of the stock market and low diminishing returns in various other investment industries. 

Kissandra has over the last 5 years has for her clients sought out specific income producing property projects, executed them from point of sale, found 80% financing for them, managed the refurbishment of the property, and found tenants on long term leases for them. In return her clients have been able to see returns on multiple fronts with monthly rental income & of course the properties themselves appreciate in value. Below are the 3 recent examples of Kissandra’s clients who already own residential and holiday homes here in Florida who have acquired some income producing units from her. 

 

Project A

Mr. Gadi O contacted Kissandra to ask her to find he and his wife an income producing property in the 5% - 6% range. He lives out of state but gave his full trust in the process to Kissandra who he had already bought multiple properties from previously.

Kissandra found a Single-Family Home listing in St Saint Cloud and negotiated a purchase price of $274k for a fully renovated project that finished with 2 x 1 bedroom/1 bath condo’s in the same property. 

She organized 80% financing for Mr. O and found long term tenants for each unit who signed leases and pay approximately $15k per annum in total per unit and all bills for the properties monthly.  

This $274k investment has led to a yearly return of $30k and a solid just under 11% return on Mr. O’s first Income producing property purchase. The mortgage and all property related bills are covered with a surplus amount on top not to mention the property has already appreciated in value since the purchase date. 

 

Project B

Mr. Kene Neil owns 4 properties in Florida that he has purchased through Kissandra since April 2020 and his most recent acquisition was an income producing property. He bought 2 x 3 bed/2bath duplex units side by side in the game building in Bougainvillea Drive in Florida for $375k including refurbishment cost and through Kissandra used 80% financing. 

Both Units have been rented out for a combined $36k dollars per annum long-term giving Mr. Neil an approximate 9.5% return on his funds gross per annum. Mr. Neil has since bought 2 more which are pending closing as per May 2022. 

 

Project C

Mr. Hudson who works in the sports industry in the states had bought a beautiful holiday home for he and his family from Kissandra 12 months ago. Wanting to join the income producing property side of things; he tasked Kissandra with finding a property around Merritt Island on the eastern coast of Florida. 

Within 15 days he was under contract on a single-family pool home using the 80% financing options Kissandra introduced him to. He acquired a property which needed $30k refurbishments spent on it and the project was managed by Kissandra. 

Within 10 days of the project finishing, Kissandra found a tenant who moved in on a long-term lease and pays approximately $27k per annum in rent against a total outlay of $345k dollars total invested. This 8% return on investment per annum is excellent value but the actual property has already appreciated $55k over what Mr. Hudson spent on it in total.
